Facilities Management – Contract Role

Brookfield is a global alternative asset manager focused on property, renewable power and infrastructure assets with approximately $200 billion of assets under management.  In Australia, Brookfield’s operating platforms include infrastructure, commercial office, construction, services and residential development. 

Currently responsible for IAG House a 4.5 star NABERS rated A Grade commercial office building.  The property comprises basement and ground floor retail, 28 levels of office accommodation and on-site parking for 80 vehicles.  The property is located in the core commercial precinct of the Sydney CBD on the corner of George and King Streets.

Key Tasks

  • Undertake to monitor and deliver the KPI’s as required  under the Management Agreements with the Client
  • Prepare for the Client an annual OPEX and CAPEX budget
  • Provide analysis and recommendations in regard to Capital Expenditure for a 10 year period and any owner non-recoverable expenses
  • Set-up and maintain Pinnacle (CMMS Computerised Maintenance Management System) to maintain an asset register of all plant and equipment, an inventory of stock and spares, scheduling preventative maintenance activities, recording corrective works and cost history for the properties and reporting on the maintenance service
  • Present and discuss aspects of strategy and recommendations in regard to the proposed operative services for the site with the General Manager/Director – Property and Owners/Clients
  • Tender the contracts as required and make recommendations and obtain relevant approvals to enter into the contracts.  Develop appropriate scopes of works and contract documentation to allow contracts to be tendered
  • Participate in Strategy Review and Asset planning meetings held at least annually
  • Participate in Business and Budget Planning activities as directed
  • Prepare and submit Internal Monthly Contract Reports and Monthly Client Reports to the requirements of the Management Agreements or as directed by the Clients
  • Review and reforecast operating costs for Projects and report to General Manager/Director – Property and Clients/Owners on Variances as required
  • Monitor and ensure that periodic meetings and reviews are held with subcontractors and suppliers
  • Witness services commissioning and identify defects for Projects
  • Conduct periodic maintenance inspections of services, plant and equipment and provide an annual report to the Clients as part of the Business Plan and Budget process
